Grass Works Lawn Care Marble Falls, Texas I. COMPANY BACKGROUND AND BUSINESS OPERATIONS Grass Works Lawn Care ("Grass Works" or "Employer") is a locally owned and operated property maintenance, lawn care, landscaping, and irrigation company serving Central Texas since 2007. Grass Works has expanded from a lawn maintenance business into a full-service outdoor property services company serving more than 2,000 residential and commercial properties throughout the Austin metropolitan area and Highland Lakes region, including Marble Falls, Texas. Exhibit A. Grass Works provides lawn and landscape maintenance, commercial property maintenance, landscape installation and enhancement, irrigation services, seasonal cleanups, and related exterior property services to residential properties, commercial properties, multifamily communities, homeowners' associations, retail properties, restaurants, vacation rentals, and other managed properties. Grass Works maintains its own trained crews and equipment and performs work at customer properties throughout its service area. In addition to traditional landscape services, Grass Works provides exterior property maintenance involving removal of leaves, organic material, litter and storm debris; cleaning of paved and common areas; seasonal cleanups; and related services necessary to keep customer properties clean, safe, functional, and presentable. The H-2B positions addressed in this application are Janitors assigned to exterior property cleaning and maintenance in the Marble Falls service area. These employees are distinct from landscape laborers whose principal duties involve mowing, planting, trimming, or landscape installation. II. POSITION AND JOB DUTIES The Janitors maintain the cleanliness, safety, and appearance of commercial and residential properties serviced by Grass Works. Their duties include: Removing leaves, litter, storm debris, dirt, and refuse from sidewalks, parking lots, entrances, loading areas, service areas, and exterior common areas; Sweeping and blowing sidewalks, parking areas, walkways, entrances, curbs, and other paved surfaces; Collecting, bagging, transporting, and properly disposing of accumulated debris; Emptying exterior trash receptacles; Pressure washing sidewalks, dumpster pads, building entrances, and other exterior surfaces; Cleaning gutters, surface drains, drainage areas, and service areas; Performing post-storm cleanup, including removal of branches, leaves, and displaced materials; Operating leaf blowers, pressure washers, sweepers, and related cleaning equipment; and Observing and reporting exterior maintenance or safety hazards. The essential function of the position is cleaning and maintaining exterior property areas. III. SEASONAL CONDITIONS AFFECTING JANITORIAL DEMAND Grass Works' exterior janitorial workload in Marble Falls is not uniform throughout the year. The Employer experiences comparatively low demand during the summer and early fall, followed by an increase beginning in approximately October that continues through the winter and early spring before declining after April. The Marble Falls and Highland Lakes area contains substantial tree cover, including live oaks, pecans, cedar elms, sycamores, and other native vegetation. Beginning in the fall, leaves and organic material increasingly accumulate on sidewalks, parking areas, entrances, gutters, drainage areas, service areas, and other exterior portions of customer properties. Grass Works' own description of its seasonal cleanup services identifies leaves, branches, dead plant material, and other organic debris among the materials requiring removal and identifies spring and fall cleanup as part of its commercial maintenance services.
